Terms of Use

The terms that apply when you use cssvs.ca or order a Market Report.

1. Using this website

This website is operated by Canadian Self Storage Valuation Services Inc. ("CSSVS", "we", "us"). By using cssvs.ca, you agree to these Terms of Use and to our Privacy Policy. If you do not agree, please do not use the site.

2. Not professional advice

Articles, insights, success stories, market commentary, calculators and data summaries on this website are general information only. They are not an appraisal, a feasibility study, or investment, financing, legal or tax advice, and should not be relied on for any specific transaction. Examples and calculations are illustrative.

Success stories describe past engagements. Results depend on each property and market and are not a guarantee of future outcomes.

3. Appraisals, feasibility studies and sale facilitation

Requesting a proposal through this website does not create an engagement. Appraisals and feasibility studies are provided only under a signed letter of engagement, and are prepared in accordance with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP). The letter of engagement, not these terms, sets out the scope, fees, intended use and intended users of that work.

Exclusive sale facilitation is provided through affiliated licensed brokerages in each province, under a separate listing agreement.

4. Market Reports

  • What you receive. A Market Report is a data report on a trade area: demographics, supply and demand data. It is not an appraisal or a feasibility study and does not include conclusions on market depth, saturation or whether a project should proceed.
  • Prices and payment. Prices are in Canadian dollars, plus applicable taxes, and are payable on receipt of our invoice.
  • Delivery. Reports are delivered as a PDF by email, usually within two business days of payment. If you order the Appraiser Walkthrough, we will contact you to schedule the one-hour call after the report is delivered.
  • Credit toward a Phase I study. The Market Report fee is credited toward a Phase I feasibility study for the same site if you engage us within 6 months of the report date.
  • Refunds. Because each report is prepared for your site, Market Report fees are non-refundable.
  • Use. Reports are for your own internal use and the use of your lenders and advisors for the same project. They may not be resold, published or shared with third parties for other purposes without our written consent.

5. Our content and data

The content of this website, including text, graphics, videos, maps, logos, reports and data, is owned by or licensed to CSSVS and is protected by copyright and other laws. You may view and print pages for your own reference and share links to our articles. You may not copy, reproduce, resell or create databases from our content or data without our written permission.

6. Acceptable use

You agree not to use automated tools to scrape or harvest content or data from the site, attempt to gain unauthorized access to the site or our systems, interfere with how the site works, or submit false or misleading information through our forms.

Our website may link to other websites, such as the Canadian Self Storage Association or embedded video platforms. We are not responsible for the content or privacy practices of those sites.

8. Disclaimer and limitation of liability

We work to keep the information on this website accurate and current, and our data comes from sources we believe to be reliable, but the website and its content are provided "as is" without warranties of any kind. To the fullest extent permitted by law, CSSVS is not liable for any loss or damage arising from your use of, or reliance on, this website or its content. For Market Reports, our total liability is limited to the fee you paid for the report.

Nothing in these terms limits any rights you have that cannot be limited under applicable law.

9. Governing law

These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. Any dispute will be resolved in the courts of British Columbia, unless the law where you live requires otherwise.
