How a sale moves from valuation to close.

Every engagement starts with the same independent valuation we'd prepare for a lender — so both sides are negotiating from a credible number, not an asking price picked out of the air.

01

Independent Valuation

A CUSPAP-compliant appraisal establishes true market value before any marketing begins.

02

Qualified Buyer Network

We introduce the asset to operators, REITs, pension funds, and family offices actively acquiring self storage.

03

Offering Memorandum

A professional asset summary and financial package prepared for serious buyer review.

04

Due Diligence & Close

End-to-end coordination from accepted offer through final closing.

Why an appraiser-led sale is different

Unlike a traditional listing, our starting point is valuation expertise, not a commission-driven asking price. We understand what your facility is actually worth before it goes to market — which means less time negotiating against your own listing price, and no conflict of interest between valuing the asset and selling it.

What we bring to a sale

Credible valuation, an established buyer network, a professional offering memorandum, and coordination support from accepted offer through to closing — the same discretion and rigor as our appraisal work, applied to getting your facility sold.

Common questions.

Is my facility listed publicly?

No. CSSVS works discreetly through our direct network of qualified buyers rather than public listing platforms, so your sale process stays confidential.

Do you work with a brokerage?

Yes. Our exclusive sale facilitation services are provided through affiliated brokerages in every province, so your sale is handled by a brokerage in the province where your facility is located.

What does "contingency" mean?

We're compensated only if your facility sells, with no upfront fees. An itemized fee schedule structure is also available if you prefer to pay for specific services independently.

Do you also represent buyers?

Our facilitation engagements can represent either the buyer or the seller. Our independent valuation work combined with representation, brings support to either side of the transaction.

How long does a typical sale take?

Timelines vary by asset and market, but most engagements move from initial valuation to accepted offer within three to six months.
