We run the same two-phase feasibility study for RV, boat and vehicle storage, with demand and space-mix analysis built for outdoor, covered and enclosed parking.
Most engagements start with Phase I to confirm the fundamentals. Phase II builds on that work once your site and design are further along.
Trade area delineation, competitive survey, and population-based demand modelling to confirm the site has room to support a facility — before you commit further capital to design or land.
Full financial modelling based on your design: stabilized revenue, expenses, net operating income, and projected market value once stabilized — the report most lenders require to fund construction.

Primary, secondary, and tertiary catchment zones mapped and justified.
All existing and proposed facilities identified, inspected, and rated.
Population-based demand estimates with an absorption timeline.
Ten-year projection with stabilized NOI and cap rate valuation.
Board- and lender-ready summary of findings and recommendation.
Confirms self storage is the legally permissible, financially feasible use of the site.
A feasibility study is for a proposed or planned facility, where the question is whether the market can support it. An appraisal is for an existing facility, where the question is what it's worth today. Most lenders require a feasibility study as a condition of construction financing.
Most Phase I studies are completed within three to four weeks of receiving site details. Phase II timing depends on how far your design and cost estimates have progressed.
Many clients start with Phase I to confirm the fundamentals before investing further in design. Phase II is typically required once your lender needs a full financial pro forma.
